WELCOME BACK – SPRING 2009

Welcome back to you all. Hopefully this summer will rival the last for a beautiful summer.

DUES PAYMENT

The current levy of dues is $125 per property. The dues are payable by the date of the Annual Meeting.
THE BACKGROUND OF THE DUCLOS POINT PROPERTY OWNERS INC.

As a result, DPPO Inc. was created as a non-profit corporation by Letters Patent on June 3, 1955.

The objects of DPPO Inc. were “to safeguard and promote the interests of owners of real property at Duclos Point… (and) to provide for the purchase, supervision and maintenance of all private roads and the recreational oval in the said Duclos Point”. The “private roads” are the roads on Duclos Point beginning at Lamb’s Hideaway and the “rights of way” to Lake Simcoe.

The “recreational oval” is the Park in the centre of Duclos Point. By deed of May 31, 1957 the “Rights of Way” and the Park were conveyed to the DPPO Inc. That conveyance required that the Park “be used as a park and recreational area only” and that if it is used for any other purposes it “shall revert to the grantor”. The by-laws of DPPO Inc. provide that memberships in it “shall be restricted to an owner of property within the limits of Duclos Point”. To provide funds to maintain the Park and the “Rights of Way” DPPO Inc. is authorized to set annual dues payable by all members. Failing payment by any members they lose the right to use the Park and the “Rights of Way”. Upon payment those rights are re-instated. It is very important that all the owners pay their dues to share in the benefits provided by the Parks and Rights of Way through use and added property value. If dues are insufficient to maintain the Parks and Rights of Way, the ownership will revert to Grantor and these facilities will no longer be available to the Property Owners.

The development of Duclos Point preceded the incorporation of Duclos Point Property Owners Inc. (“DPPO Inc.”). However, those who owned the Point and sold off lots wished to relieve themselves of the burden of maintaining the Park and the “Rights of Way”.
THE ANNUAL MEETINGThe annual meeting of the Duclos Point Property Owners Inc. will take place at the Park on July 11 at 10:00 a.m. with a rain date of July 12. A financial report of Duclos Point Property Owners Inc. will be provided for your review prior to the meeting.

Water Quality Testing

It’s that time again where we all want to know how our water is doing.  According to the Town of Georgina website,

“Residents who obtain water from private wells (or Lake systems) are encouraged to take samples periodically to determine if their water is safe to drink. Sample bottles may be obtained at the Civic Centre and returned to the same location for testing by the Ministry of Health laboratory at no cost.”

As a courtesy, Water sample bottles/forms will be made available to Duclos Point Residents starting this weekend.  Jackie McEachern/Prudential Renascent Realty has ordered several kits and you can pick up your test kits from The TULLER’s mailbox (#626 West side) starting this weekend.

Instructions for proper test-taking are included in the kit or for more information online, visit the York Region site at http://www.york.ca/Publications/News/2002/August+02,+2002,+Advice+to+residents+on+private+wells.htm .  Kits must be kept cool (in fridge or on ice) and returned to the Civic Centre within 24 hrs of taking the sample and delivered on Tues/Thurs only. (maybe plan to stay up on a Monday?)

Welcome Back! Summer 2009

It was so exciting to see all the activity this past May long weekend!  Chilly, windy but SUNNY was the theme….Welcome back to the Snow Birds and to new neighbours all around!

Thanks again to the Tree Planting families that placed the new large trees at the South end of the Park.  If you are an Orienteer, you will notice that the 4 points of the compass are marked with the Red Maples, and the very center stands a mighty Oak – one we can watch grow and shelter our grandchildren in years to come.

Now that the sun is out and the winds have helped out, the Park should be dry enough in the next week or so to have it’s first cutting.  For those not around, it was a virtual lake for most of the spring!  (as usual!)

Tell The World About ‘Your’ Lake Simcoe

I found this cool, new feature on Cottage Life magazine’s website. It’s called MY LAKE, and it is a community-based site where residents share their stories, pictures and experiences with their lake. I added Lake Simcoe as a lake, and posted a few pictures and links: http://www.cottagelife.com/index.cfm?ci_id=3687&la_id=1&lake_id=84. Check it out and add YOUR story about Lake Simcoe!

Water Testing Practices

With Spring here, York Region is reminding homeowners and cottagers with private water supplies to “put them to the test”. In Georgina, water sample test bottles and forms can be picked up at the front desk of the Georgina Civic Center (26557 Civic Centre Road, North off Woodbine Ave. between Sutton and Keswick), during business hours, Monday to Friday. HOWEVER, water samples are only picked up by York Region from the Civic Center on Tuesdays and Thursdays, and sample have to be dropped off before NOON on those days.

Our neighbour and local Real Estate expert, Jackie McEachern, shares these tidbits and has offered to host a quick clinic on the Sunday of the May long weekend (May 18th) to demonstrate the proper and sterile manner in which to collect samples from your own place. Residents can then take their own samples on Monday evening, refrigerate overnight, and drop off their samples at the Town office on Tuesday morning.

  • Samples must be taken in a sterile manner.
  • Samples must be taken within 24 hours of submitting for testing.
  • Samples must be refrigerated immediately after test and kept refrigerated (transport in ice pack) until submission at the Town.

If anyone is interested in attending a clinic on Water sample testing, please RSVP via this website and we will find a suitable location to host the session (any volunteers?). Jackie can then pre-order a bulk amount of testing kits and bring them to the gathering for distribution.

For further information on water testing, please visit the link posted to the right of web page entitled “Well/Lake Water testing”.
